The notice was slipped under every door on the same Tuesday. Rents in the Alder Court building would rise by twenty-two percent from January, it said, "to reflect the cost of essential improvements." Arvid read it standing in his hallway. Then he read it again, as if the number might have changed.

By Thursday evening, forty tenants had crowded into the laundry room, because it was the only space big enough. Nobody had prepared an agenda. A man by the dryers claimed the landlord had been planning this for years. A young mother insisted that the heating had been broken since October, so no one should pay a cent more. Meanwhile, three people were shouting about the elevator.

Arvid stood at the back with his arms folded. He had lived in the building for six years and had never spoken at a meeting. If he were braver, he thought, he would climb onto a chair and demand silence. Instead, he watched the clock above the washing machines.
Arvid estaba al fondo con los brazos cruzados. Había vivido en el edificio durante seis años y nunca había hablado en una reunión. Si fuera más valiente, pensó, se subiría a una silla y exigiría silencio. En cambio, miraba el reloj sobre las lavadoras.
It was Isaura, from the second floor, who finally stopped the noise. She did not shout. She raised one hand and waited, and slowly the room went quiet. She was seventy-three, retired from a post office counter, and she carried a canvas bag that looked far too heavy for her.

"I have one question," she said. "Has anyone actually read the lease?"

Nobody answered. "Then we are arguing about a document we haven't seen," she said.

She explained that she had kept every rent receipt since she moved in, thirty years of them. Whatever the landlord claimed about payments or repairs, she could check it. The room decided, rather quickly, that she should speak for everyone. Isaura accepted the job as though she had been asked to carry a parcel.

Arvid caught her at the door afterwards. "I work with spreadsheets all day," he said. "If it would help, I could organize whatever you find."

She looked at him for a moment. "Come tomorrow at six," she said. "Bring a pencil."

Her kitchen table disappeared under shoeboxes. Each year had its own bundle, tied with a rubber band, and every receipt had been dated in ink. Arvid turned one over and found a line of pencil on the back. "Boiler leaked, hall flooded, no hot water four days." Another read, "Lock replaced. Paid by me, never refunded."
Su mesa de cocina desaparecía bajo cajas de zapatos. Cada año tenía su propio fajo, atado con una liga, y cada recibo estaba fechado con tinta. "You wrote notes on all of them?" he asked.

"The landlord's office kept saying nobody had ever complained," Isaura said. "I had been complaining for years. They simply hadn't kept a record, and I had."

They worked until midnight. Arvid built a single page showing the year, the rent paid, the repairs reported and the repairs actually done. A pattern appeared that neither of them had expected. The rent had climbed every spring, yet the last real improvement was a new roof, fifteen years earlier. Worse, the lease required ninety days' written notice of any increase. The tenants had been given forty.
Trabajaron hasta la medianoche. Arvid armó una sola página que mostraba el año, el alquiler pagado, las reparaciones informadas y las reparaciones realmente hechas. Apareció un patrón que ninguno de los dos esperaba. El alquiler había subido cada primavera, pero la última mejora real fue un techo nuevo, quince años atrás. "He should have checked his own paperwork," Arvid said.

"People who rush usually have a reason," Isaura replied.

On the morning of the meeting, Arvid asked whether she was nervous. "If I were twenty years younger, I would be terrified," she said. "But I stood behind a counter for forty years. Nothing anyone says across a table can surprise me."
La mañana de la reunión, Arvid le preguntó si estaba nerviosa. «Si tuviera veinte años menos, estaría aterrada», dijo ella. «Pero estuve detrás de una ventanilla durante cuarenta años. Nada de lo que alguien diga al otro lado de una mesa puede sorprenderme.»
The landlord's office smelled of floor polish and fresh paint. The representative had brought a thick folder, and he opened it with a confident smile. Isaura set her canvas bag on the table, lifted out the first shoebox and took off the lid. Beside her, Arvid slid the one-page table across the polished wood.
